A summer all ‘italiana’


In the summer the restaurant menu Zorzi NYC is a refined reinterpretation, in a contemporary style of the most famous dishes of Italian cuisine of the Northeast.

Do not miss the famous fry mixed with a Venetian, in which the fish is covered only with flour. Delicious, however, the scallops with vegetables, prepared in a way unusual for New York.
Between the seconds of meat, we recommend the fillet scalded in frying pan with flakes of Parmesan and rosemary sauce, or fillet on both sides peppered, the cut of beef with balsamic vinegar, chicken with fresh artichokes. All prepared with simplicity, as it is used in Italy. “The meat and fish in the United States are - ensures the chef of the restaurant Zorzy Nyc - of high quality, we prefer to find the formula to enhance the flavours through a few seasonings, and restaurants in New York that is sometimes concealed by the sauces used” .
Several desserts are always available, inspired by the Venetian and international cuisine. As fruit tarts, tiramisù trevisano with the amaretto, but also any kind of Bavarian strudel pears with chocolate sauce, as well as a symbol of the Venetian Carnival: the pancakes. When the Grand Prix for painting at the Venice Biennale of 1964 was awarded to Robert Rauschemberg, many wrote that the award went to the heavy tendency of the American Pop Art, at the same time as the Italian artist died more silent.

It’s time for real estate in the Big Apple: the 25% price decline of apartments and houses is a greedy investment opportunity.


After several years of rapid growth to the tune of 10%-20% each year, the Manhattan residential market has entered a new stage – a stage ripe with potential opportunities for the savvy investor.
Manhattan’s real estate market has seen a significant price correction over the past several months. Compared to 2007, in the fourth quarter of 2008 the number of transactions was down by 10% and the number of units in the market (inventory) was up 40%. Two primary causes of this price correction are the recent credit crunch and a great influx of new properties.
The first has greatly reduced buyers’ ability to acquire any asset type, including real estate. Banks are now extremely reluctant or refusing altogether to finance more than 65% of the property value. As a result, we are seeing a strong reduction in the number of potential buyers with sufficient cash for a market where the smallest units are still very expensive relative to the rest of the country - 500 sqf studios are still selling for an average of $350k to $600k.
The second, 35,000 new units coming to the market over the next 18-24 months, will add new supply which will take a few years to be absorbed. The current rate is 7,000 units per year, down from 12,000 in 2007. The likely result is a negative price trend over the next 6-12 months and a 3-5 year period before the demand will exhaust the new supply and prices will start to increase again. The rent market has also declined but much less than the sales market, resulting in an increase in average yields per square foot.
In assessing the Manhattan real estate market it is also important to highlight what makes it almost unique in the United States. Manhattan is a small island where the demand for existing housing and new developments is constrained within its approximately 23 sq. miles. Over the long run there is a general imbalance from inadequate supply. We therefore believe that any period, such as the current one, in which Manhattan real estate deviates from its normal supply shortage towards an oversupply-based market, presents a potentially promising opportunity.
Secondly, Manhattan has a limited stock of investment properties, with its greater percentage of Co-op properties compared of Condo properties. Co-op regulations generally impose barriers to entry for buyers seeking investment properties. Almost all the new supply coming to the market are Condos, making it more compelling for investors to enter this market.
Finally, Manhattan’s status as “capital of the world” and its high wealth and income levels seem to make it immune from the distress seen in other markets such as Miami or Las Vegas where foreclosures – virtually non-existent here – have become all too familiar. As a result, we believe the prevailing winds in Manhattan to point to a period of relative decline followed by resurgence. This, combined with the other factors mentioned above, should make the downside risk of investing in Manhattan’s real estate much more limited than elsewhere in the U.S.
Given the significant price correction over the past 8 months, (new transactions are being cleared at 15% to 30% discounts as compared with during the peak in 2006-2007), we are in the presence of a compelling entry point not seen since the early 90s. The decrease in price and the increase in yields create an extremely interesting opportunity for a medium-long term investor. Higher discounts are obtainable in the case of new developments, especially for “bulk” buyers. 
Fifth Avenue Advisors’ Primary Investment Criteria: Possibility to acquire real estate assets at a price below the average per square foot (1 sq. meter is approximately 11sq. feet): now ca. $1,250 for the general market and $1,900 for the luxury market); Stability in the rent market: gross yields are around 6% p.a.; Targeting of specific sub-areas primed for extra growth (ex. Financial District); Investment horizons of 5-7 years; Opportunity windows of 12-18 months.
The combination of the credit crunch, an oversupply in the market, and stability in rents, make the Manhattan real estate market very compelling for an investor with a 5-7 year horizon.



The European investor should be aware that the Manhattan market is highly regulated and full of complexities likely to confound most foreigners. Local support and assistance are needed not only to properly identify the best potential investments, negotiate deals, and supervise the closing but also to deal with the related legal, accounting and fiscal issues.

Or even by seasoned ricotta gnocchi from frozen basil and a delight in the Venetian lagoon, in the canoce stew. But it is the vegetable lasagna, with flower pumpkin mousse filling and mozzarella cheese, the dish that marks the encounter between two cultures: between the Venetian with the colors of vegetables and Sant’Erasmo Parthenopean with the flavor of a mousse mozzarella di buffalo. The lagoon should be reconstructed in a rather ‘fish mosaic’ composed of shrimp, scallops, monkfish tail, shrimp, fish and squid and served with salsa coral all’aglio and lemon basil. Surprising, however, among the meat dishes, the filet of beef injected Refosco and cooked in hay. Among the desserts, could not miss the Tiramisu, among zabaione, millefeuille and various chocolate delights.

Ended a few weeks ago in Milan what is, for me, the 46th edition of the International Furniture Fair. The number of editions I took part is enormous, a total of 48 editions in which I participated: it is from 1962 that I bring my work regularly, missing only two times to the important event, including the first edition.
It is important for me not only as an honor, being part in this event, which is a beacon of reference of the furnishings, and creativity of the illumination in Italy and internationally. Even this year they are not missing, when it was a hit in record of nearly 280 million visitors (over half of them foreigners), and was promoted an almost infinite number of events inside and outside the large exhibition area of Rho, which catalyzed the ‘attention of the media, not just those in the sector. Within Euroluce, the International Exhibition of Enlightenment, an event that is connected to the hub for the sector, Fabbian presented it to the public and business operators, the two latest creations signed Pamio Design, or the two lamps “Zoè” and “Sail”.
Fabbian, with which I work from about ten years, has proved once again to be a company that stands against the crisis by investing in demanding products, continuing to focus on quality and working to expand its market. For example, opening a new branch in the United States, New Jersey.

In Venice a premium on the bio-architecture. Why are key responsibilities of the environmental industry sector?

In this respect, it was also created the “ArchiNature” addressed to all subscribers to the architects who can participate with works project attentive to issues of bio-architecture. Projects that have attended the last edition have been exposed to Forte Marghera at the Fair “Nature 2009″, leaving it to the public the opportunity to vote for the best project.
